The 2026 real estate market across San Angelo and the surrounding Concho Valley continues to show steady activity, with buyers and sellers moving in a wide range of neighborhoods, school districts, and price points. From established San Angelo neighborhoods like Southland, College Hills, Santa Rita, Lake View, and the Country Club area to nearby communities such as Wall, Christoval, Grape Creek, Ballinger, and Water Valley, the local market remains active through the first part of the year.

Southland continues to show strong movement with 88 homes for sale, 43 under contract, and 86 sold so far this year. With an average sold price of $173 per square foot, Southland remains one of San Angelo’s most active residential areas.
College Hills has 50 homes for sale, 23 under contract, and 77 sold, showing continued buyer interest in central San Angelo neighborhoods.
Santa Rita remains active as well, with 63 homes for sale, 23 under contract, and 42 sold through May 26.
Lake View is also showing solid activity, with 58 homes for sale, 22 under contract, and 51 sold.
The higher average sold price per square foot areas include Lake Nasworthy Area at $223 per square foot, Country Club Area at $204 per square foot, and All New Construction at $201 per square foot.
New construction continues to play a major role in the San Angelo real estate market. There are currently 103 new construction homes for sale, 31 under contract, and 84 sold through May 26.
With an average sold price of $201 per square foot, new construction remains one of the stronger segments of the local market. Buyers continue to show interest in newer homes, modern floor plans, energy-efficient features, and move-in-ready options.

The surrounding Concho Valley communities are also seeing meaningful residential activity. Combined, the listed Concho Valley ISD areas show 159 homes for sale, 49 homes under contract, and 112 homes sold through May 26, with an average sold price around $170 per square foot.
Grape Creek leads the surrounding areas in total activity, with 59 homes for sale, 16 under contract, and 59 sold so far this year. This makes Grape Creek one of the most active residential markets outside the San Angelo city neighborhoods.
Wall also remains strong, with 25 homes for sale, 9 under contract, and 18 sold, with an average sold price of $221 per square foot.
Christoval stands out with the highest average sold price per square foot on the Concho Valley list at $246 per square foot, along with 15 homes for sale, 5 under contract, and 11 sold.
Ballinger has one of the larger active markets in the surrounding area, with 27 homes for sale, 15 under contract, and 11 sold through May 26.
Other Concho Valley areas including Irion, Miles, Veribest, Eden, Water Valley, and Eldorado continue to offer options for buyers looking outside San Angelo, whether they are searching for more space, smaller communities, or specific school districts.
For sellers, the numbers show that buyers are still active across San Angelo and the surrounding Concho Valley. Well-prepared homes in desirable locations continue to receive attention, especially when they are priced correctly for the current market.
