SAN ANGELO NEWS

For the past few years the San Angelo Stock Show and Rodeo has split up the stock show and the rodeo and carnival. I wanted to make sure everyone is aware of the dates and when you can purchase tickets for the Rodeo performances. These tickets ALWAYS sell out so fast so you have to be prepared on the day the sale opens. Below are links to the Rodeo schedule and ticket purchasing information.

If you have a chance, please make time to attend or at least support the Stock Show. I did not grow up in the stock show world but I have met enough kids and parents that I am a believer in the values. Here is the link to all the info. It starts this weekend!!

MARKET REPORT

This is the third straight week that we have added more listings to the market as the week before. Additionally, there are more closings and pending sales than previous weeks. This tells me that recent dips in mortgage interest rates are having an impact on the housing market. As we move into February, I would expect to see this trend continue. San Angelo is full of homeowners that are ready to buy a new home and sell their current home. It has been a waiting game with interest rates to make that move. Hopefully the rates continue on their downward trend and inflation continues to improve. We do not want rates to drop too much too quickly and we have to start all over again.

INTEREST RATES

The Fed finishes their January meeting today and is expected to not move the Fed rate. I have mentioned this before, but this is not mortgage rates that they are talking about. The Fed does not set mortgage rates, it sets short-term borrowing rates for banks. Mortgage rates follow many different factors, but the one I most closely follow is the 10 year treasury yield. As of this morning, this has fallen below 4% for the first time since January 15th. Rates should drop today and hopefully throughout the rest of this week. We have had four straight days of slight decreases in mortgage interest rates and the last two weeks have been pretty flat. Depending on many factors, mortgage rates are as low as they have been in the past six months. If you have any questions about BUYING, SELLING or BORROWING MONEY give us a call.
